What does your order include?

There are three plan set options to meet your needs. With a few exceptions, all home designs are available as a construction set (described below). Each plan detail page lists the available plan sets and their prices. When you purchase a house plan, you can expect to receive the documents listed below. For a more specific list of the documents included with the plan you have selected, please see the Plan Content section on the plan detail page.

Building License: A building license gives you legal permission from the Designer to build one home from the house plans you purchase. If you wish to build more than one home, and up to five houses, from the same plan, select the "Multi-Use Set" option.

Drawing FormatAll drawings are delivered as PDF (portable electronic document) files. The files are sized for Architectural D 36 inches by 24 inches (914 mm by 610 mm). The “units of measure” are in the English Customary System. Changes to plans should only be made by qualified professionals. The Monica Homes® is not responsible for any changes made to plans by others.

The basic package of drawings that you need to build your home. The drawing package is delivered as a PDF file, a digital copy of your home, but in an electronic format (it can be delivered via email). A PDF file will also allow you to make additional copies of the plans when you need them as well as print them in different sizes for different people. The PDF File Set comes with a User Agreement that allows the client the right to build the home design. Yes No

Delivered as a PDF file, this drawing package is a mirror image of the home design. This can be beneficial to many clients in many ways. For example, a client may prefer to have the entrance to the garage on the left side of the house, instead of the right side. New home construction generally requires multiple drawing copies. Typically you will want one for yourself, the lender, the builder, the subcontractors, and the local building department. Yes No

The release allows you to make unlimited copies of your plans to build up to five houses only.
Multi-Use Building sets may not available with all house plans.
 
 


Plan Content


Each set of home plans that we offer will provide you with the necessary information to build the home. Some adjustments to the plans may be necessary in order to comply with your state or county building codes. Before you apply for a building permit or began construction, we advise you to consult with your local building official to verify what you need to submit for your building permit. All plans are drawn at ¼” scale or larger, with the exception of plan footprints displayed on the first page of your drawing package at scales of 1/8” or greater. Drawings are not stamped by a licensed professional.

The following list shows what is generally included with each set of plans that we offer.

  • Foundation Plan

    Includes detailed information about the foundation layout including concrete walls, footings, pads, posts, beams, bearing walls, and foundation notes. If your plan features slab construction rather than a basement, the plan shows footings and details for a monolithic slab. Additional sheets focus on foundation cross-sections and other details. In some instances a designer may only provide what is commonly referred to as a foundation schematic or plumbing plan. These types of drawings only show the footprint of the foundation and do not include foundation construction details.

  • Floor Plan(s)

    The layout of each floor of the home is shown. Rooms and interior spaces are dimensioned, and door and window locations are provided. Plumbing fixtures are clearly visible.

  • Exterior Elevation View(s)

    Exterior elevation views show changes in floor, ceiling, or roof height, and/or the relationship of one level to another. The exterior front, rear, left and right sides are shown. Exterior details such as vinyl siding, brick and/or stone trim and other finish items are given that add style to your home.

  • Construction Detail(s)

    Our plans include Construction Details for foundations, interior and exterior walls, deck layout (if applicable), floor framing, ceiling framing, and roof framing. Our homes are designed to Seismic Zone Category C and Wind Exposure Category B per the International Residential Code.

  • Electrical Plan(s)

    Electrical plans show switches, outlets, and lighting for each main story of your home, including the basement where applicable. This plan does not contain diagrams detailing how all wiring should be run, or how circuits should be engineered. These details should be designed by your electrician. All of our plans include the electrical layout within living spaces, unless a particular floor or structure is not designed for living space.

  • HVAC Plan(s)

    HVAC plans show air-conditioned duct routes throughout the main floor and upper level living spaces where applicable. Oftentimes, soffits are shown on the plans to assist in the routing of the ductwork. Most of our plans show HVAC routes.

  • Refund Policy

    All sales are final, once we email you your password and the download link to the PDF files.
