  • All plans are copywrited by the Designer.
  • All plans are delivered as pdf (portable document format) electronic files.
  • All plans are drawn at ¼” scale or larger, with the exception of plan footprints shown on the front page of drawings at scales of 1/8” or larger.
  • All sales are final as stated below: When you place an order from this web site, you are directed to Paypal for payment, whereupon you may pay with a Paypal account. Paypal offers the option to use major credit cards without establishing a Paypal account. Within 24 hours after payment is made, we will send you an email with your password and download link, which expires in 72 hours. Once we send you the password and download link, the sale is final.
  • The drawings are not stamped by a licensed professional (e.g. architect, engineer).
  • In most areas of the country, these plans include the information needed to build your home, but not necessarily everything you need to obtain a building permit. Some states have very strict engineering requirements, primarily due to seismic and hurricane conditions. If you are building in earthquake-prone or hurricane-prone areas, California, New York, New Jersey, Nevada, and parts of Illinois, the drawings will likely have to be reviewed by a licensed, local professional. Plans which are used to construct homes in Nevada are required to be drawn by a Nevada licensed architect. Be prepared to hire a local, licensed architectural or structural engineer, in the event necessary, to review the drawings and perhaps provide engineering analysis and structural calculations of the home design. Also anticipate to have a Draftsperson on hand to make minor changes per the request of the local licensed Building Officials, e.g. (add notes, stronger hurricane ties).
  • You will probably need a site plan that shows where the home will be located. You may also need a septic design if your lot is not served by a sanitary sewer system. In some regions, required roof loads are greater than our design criteria of 20 pounds per feet square live load and 20 pounds per feet square dead load (sometimes we design at 30 psf/10 psf), particularly in areas of heavy snow. You may need heavier beams, sized by a licensed architect/engineer to accommodate roof loads within your region (e.g. the local licensed engineer might ask you to change the drawing from 2" x 8" roof rafters to 2" x 10" rafters).
  • If you desire a plan modification such as a foundation change, please allow our designers three weeks to make the changes. We are also available for Custom Home Designs.
